is seeking a full-time Facilities Manager in our Andover location.
The Facilities Manager will coordinate all aspects of property maintenance and systems for agency-wide Residential homes, industrial buildings, and rental properties.

Who's a great fit for the Facilities Manager position? American Training is looking for professionals with the following experience and skills:
Responsibilities:
Serve as the primary point of contact for all issues related to the maintenance and operation of our premises.
Coordinate activities to ensure all sites present a WOW! Magic First Impression inside and outside.
Develop and implement a Written Preventative Maintenance System/Plan for all capital equipment and properties.
Coordinate and supervise activities for maintenance Colleague to ensure skillful and effective use of time.
Coordinate and oversee snow removal contracts for all properties.
Ensure that emergency access standards are met in accordance with licensing.
Maintain and document Extraordinary Customer Service both internally and externally through regular and consistent communication and meetings with Colleagues, Contractors, and Vendors.
Maintain and monitor all agency inspections and certificates for all properties in accordance with city/town and funding source regulations.
Collaborate with appropriate management Colleagues to ensure all the overall success of the Company.
Oversee the maintenance and repair of building interiors and exteriors that include but not limited to:
roofs, gutters, and downspouts, HVAC systems, porches, fire escapes, drains and lines, wall and floor coverings, landscaping, walkways, electrical and heating systems, interior stairways, walls, floors and ceilings.
Oversee phone system for industrial properties.
Oversee Kintone data system to triage work requests to determine best approach to complete project (internal vs.
outside vendor)Maintain on-call responsibility for afterhours emergency.
Coordinate and solicit bids for new projects and contracts based on scope of work of Agency-wide buildings.
Complete regular, physical review of properties to ensure homes and buildings are in good standing and requested work orders are completed satisfactorily.
Liaison with outside consultant and vendors to ensure timely, effective completion of projects within proposed budgets.
Inspect all requested work once vendor notifies of completion to ensure quality and thoroughness of work and use internal communication system to alert Finance Branch to release appropriate payment.
QualificationsRequirements:
Knowledgeable of HUD requirements regarding Capital Needs Assessments, inspections, and HUD property standards.
Proficient in Microsoft Office products, Excel, and Word.
Ability to create reports.
Ability to instruct Colleagues and provide support during a crisis in a logical, calm manner.
Ability to be mobile and spend a large portion of work time out as sites ensuring preventative maintenance and work requests are being carried out.
Ability to manager and create solutions to issues that arise.
Possess excellent verbal skills and be able to communicate clearly both in person and in writing.
Flexibility to work schedule contingent upon management needs.
Must provide positive leadership and have ability to motivate supervised Colleagues.
Must possess a valid driver's license, with a clean driving record nd be able to drive.
